We offer 10, 11, and 12 month lease terms on all of our luxury apartments in Portland. *These are subject to change without notice.
We love cats and dogs. We do not allow aggressive breeds and there is a weight limit of no more than 30lbs. We charge a pet rent of $30.00/month per pet and a deposit of $400.00 per pet.
We kindly ask that all those applying for the apartment home make a combined total 2.5 times the monthly rent, gross earnings. 
All of them! That’s right, you read that correctly. Our amenities come free of charge! We proudly provide our state-of-the-art amenities as a courtesy to enhance your living experience with us! So with that take a swim, soak, or sweat in our pool, spa or sauna or enjoy our 24-hour fitness center. Or, get productive in our fully-equipped business center! The opportunities for activities at our Sylvan Heights apartments are endless!
Sylvan Apartments’ utility charges are based on whether you live in a one or two bedroom apartment home. One bedroom apartment homes have a monthly charge of $65. ($60 for water/sewer and $5 for garbage). Our two bedroom Portland luxury apartments have a monthly charge of $75. ($68 for water/sewer and $7 for garbage.) We happily cover all recycling charges! These amounts are not included in the stated rent. Residents are responsible for setting up their own Portland General Electric (PGE) account, which is required before taking possession of the apartment, and pay them directly.
Residents are approved with either a $350 deposit or an amount equal to one month’s rent. This is determined after our third party vendor reviews your rental history, credit check, and criminal background check. *Security deposit amounts are subject to change at any time without notice.
As soon as possible! The second you submit your application, proof of income, identification, and pay your application fee(s), your application gets sent to our third party screening company to review. This process rarely takes longer than 24 hours. We’ll call or email you with the outcome as soon as we’re notified so we can keep the apartment rental process moving!
We review applicants and their need for a co-signer on an as-needed basis. Inquire with the leasing office for more details.
Of course! All residents have the option to add or remove roommates during their stay with us. All changes regarding occupants must meet occupancy guidelines and all new roommates 18 years of age or older must apply, pay all necessarily application fees, be approved, and be added to the lease before moving into the community.
For your convenience, we accept online payments! Pay your rent for free with an e-check, use a debit card for a small fee, or use Visa, MasterCard, or American Express for a fee dictated by those companies. Paying online allows you to pay any time, anywhere!
We offer a variety of parking options to satisfy your needs! All of our community is open parking with a select few spots reserved specifically for guest parking. If you’re interested in a reserved space, we offer underground, remote-access parking garage spaces on a month to month basis for $100 and garages on a month to month basis for $200. *Contact us for current pricing and availability!
  • TriMet bus 58-Canyon Road is located half a mile from our community! Take a quick walk and hop on the bus that’ll take you to Beaverton Transit Center, Goose Hollow, and downtown Portland!
  • Located less than 2 miles away sits Washington Park MAX train station. Offering both the red and blue lines, this station allows you to travel to Hillsboro, Beaverton, downtown Portland, Portland International Airport, and more!
There are many great shopping options close to our Sylvan apartments! QFC , New Seasons Market , and Fred Meyer are all within 3 miles! Take advantage of the cute boutiques, great restaurants, and trendy bars of NW 21ST and NW 23rd, just 4 miles away. Or stroll through downtown Portland and enjoy an array of dining options, breweries, and a full shopping experience at Pioneer Place , just 10 minutes away!
We are happy to credit back application fees for all applicants and their family members and roommates who work for our preferred employer, Providence! Don’t work for Providence? Don’t fret! You can still get your application fees waived simply by checking in and “liking” our page on Facebook!
Absolutely! Word of mouth referrals are the best compliments we can receive! For each future resident a non-resident refers to our Hillsboro apartments, we’ll cut them a $200 check. Residents will receive a $200 rent credit for each referral made. The check or rent credit is issued once the referral has moved in. They just have to list your name upon first contact with us, that way you get the credit for the referral! We’ll then contact you for additional information on where to send the check. Plain and simple! The best parts of our program:
  • There’s no limit to the amount you can receive.
  • You don’t have to be a current resident to participate in the program.
  • You can refer a future resident to any of the communities managed by Portland property management company Tandem Property Management, Inc., and earn the referral check! For a complete list of qualifying communities, click on the link.
You can easily get to Commons at Sylvan Highlands from Portland, Hillsboro, and Beaverton:
  • If you’re coming from Portland, heading west on US-26 W toward Beaverton, take exit 71B toward Sylvan. Turn right and immediately get in the left hand lane to take a left at the light. Turn left onto SW Montgomery St and another left onto SW 58th. SW 58th, turns slightly right and becomes Canyon Court, paralleling US 26. Canyon Court will continue straight for .4 miles and turn right, at which point it’ll turn into SW 66th Avenue. Continue straight up the hill and you’ll dead-end into our community! Just when you think you’ve gotten lost is when you’ve found our secluded, nature-filled community!
  • If you’re coming from Beaverton, heading north on OR-217, use the right 2 lanes to take the Portland exit, which will merge into US-26E. Continue for 1.1 miles and take exit 71 towards Sylvan. Use the left lane to turn onto Skyline Boulevard and cross the overpass. Stay in the left lane and turn left after the gas station onto SW Montgomery St. Take another left onto SW 58th. SW 58th, turns slightly right and becomes Canyon Court, paralleling US 26. Canyon Court will continue straight for .4 miles and turn right, at which point it’ll turn into SW 66th Avenue. Continue straight up the hill and you’ll dead-end into our community! Just when you think you’ve gotten lost is when you’ve found our secluded, nature-filled community!
